This activity has dealt with the BIM modeling of a building used for public services. The model includes the architectural, structural and system projects. The aim of this activity was to provide a powerful tool for checking and monitoring the technological systems and the entire building during its lifecycle. This tool is BIM integrated with a process for the control, monitoring and management of the building.
The tool integrates in a shared model the processes and information used for design, construction and management. It uses models produced by experts in all the construction processes at different times and for different aims, in order to guarantee efficiency and quality throughout the lifecycle of the building.
The BIM model is a real 3D model of the building. It is composed of single objects that are not just a graphic representation, such as a CAD object, but also a tridimensional model including all the information that defines the object itself, from the mechanical, functional and physical points of view to the brand, production models, maintenance forms and cost indications.
The capacity of BIM to archive the information gives the tool great potential in the facility management phase. The model that will be used in the building’s management-and-maintenance phase is derived from the model realized in the design phase. This is then updated, modified and integrated during the construction phase, thus becoming the “as built” model, which describes the building as it was realized, considering each element, component and system. In the proposed model, all the services and technological systems are designed in a 3D BIM model. In particular, the BIM – MEP (mechanical electrical and plumbing) model was used, in which the plumbing, electrical, heating and cooling, fire and anti-theft systems are managed.
